Maintaining the good condition of your roof is vital. It is considered to be the most vulnerable part of a house because of the elements that affect its performance. Though we only experiencing two seasons in the Philippines, the weather and the temperature can also create damage to the roof. If not taken care of, the result can be critical as roofing repairs or replacements is costly. Thus, just like everything else, it should be checked up to extend its life and to ensure its best state.

We listed down the different steps on how you can maintain an excellent roof condition for as long as possible:

1. Evaluate the roof
It is important to track the fundamental information of your roof such as the age and its past issues and repair. You should check both old and new roofs, as the former is more prone to problems like rust, cracks, and molds. Other parts of the roof like the gutters, vent pipes, shingles, etc. should also be evaluated as they could also give a harmful impact to the rest of roof. The change of season can affect the condition of the roof whether new or old. Understanding the status of the cover of your house may help you identify the possible negative condition of the roof.

Inspecting the kind of roof, what is made of, and its materials can easily identify what its needs. There are different types of metal roofing—the most common used for homeowners as well as commercial builds is the steel. It is considered as the green building material because most of it is recycled. This makes the steel both affordable and available than the other metals. It is among the hardest metals showing durability in any weather condition.

2. Clear away the debris
Gutters often collect the debris and if clogged, it can cause draining issues that lead to leaks and rusting. By keeping your gutter clean, you can ensure its purpose and to reduce any damage to other parts of the roof in the process. Moreover, routinely check the roof especially when there are trees near your house. Trimming the branches of the trees can avoid damage to the entire roofing structure as it may fall directly on to your roof. You may clean the debris by hand, a leaf blower and even a soft broom, but avoid scraping or using pressurized water to not further damage your roof.

3. Remove the Moss
The roof is ideal place for the moss to grow. They can grow on the shaded areas of your roof. The reason of which is because of the humid and wet weather condition. It may not look threatening, but they may grow underneath the shingles and push it up. If this happens, it is possible for your shingles to be torn off by the wind. Furthermore, the rain could also get in and cause leaks and rotten the decking.

4. Replace the sealant
Inspect the areas of the roof with sealant and look for any signs of cracks or tears. If there are any indications, completely remove the old sealant and apply the new ones in the area.

5.  Check the attic
It may easily spot certain issues with your roof by paying attention to the attic. Examining the dark spots or stains on the attic ceiling and walls can help you catch the wood rots, leaks and growing molds in the early phase. Inspecting the attic in daylight may expose the signs that your roof has thinned or has holes. Ensuring the condition of your attic, the more you can accurately diagnose your roof and identify its needs.

6. Schedule regular maintenance

Whether you are a home or commercial building owner, it is essential to stick to the regular maintenance schedule, and that you consider asking for assistance from roofing professional to educate you in the safeguarding of your roof. Part of it, keeping a log for the roof can be helpful to make note of any problems during the inspection. This will help remind the owner and the roofer on the previous concerns and know whether there are any changes. But if the roof needs repair or replacement, consult your roofing contractor to know the exact detail of the problem. Let them and yourself be familiar with your roof for further evaluation and to protect your roof from larger damage, or another roof problems.

Regular inspection is absolutely necessary to maintain the good condition of your roof. More frequent check-ups are also needed especially after the heavy rain and storm. Getting your roof being taken care of as early and as quickly as possible is important so you can avoid serious damages. It is worth the investment if you have a healthy roof so that your home or building will be well protected.
